Complaints and Fines

If we receive a complaint from the MLS:

  • Your listing may have to be removed
  • Your listing may receive a fine which you have agreed to pay in your listing agreement.

If we receive a complaint from the STATE in which your listing is:

  • You will be required to put a retainer with our company to help resolve. 
  • The cost of your listing is low and to spend the hours with the state and investigators, we lose time and money.

Fines Complaints and How to Avoid Them

Answer the Phone

This is the #1 complaint we get from agents, the MLS and State complaints. Just like any home on the MLS you are a 7 day a week business. You need someone to return calls on the weekend as this is the biggest time for calls. If you DON’T ANSWER THEY CALL US! Agents are quick to file complaints with the MLS if people do not answer calls to get access to the property. 

Make the Property Available

Don’t be creative with “only showing on Saturdays from 1 to 4” – the rule of the MLS is a property listed must be available for show. We understand there are times when that will not work, but address these in the calls. Also DRIVE BY ONLY is not allowed. 

Make Sure Listing Data is Accurate

Make sure you go through the documents and complete all the REQUIRED fields. This is the minimum needed for your listing to go live. The more you complete the better your listing will look. DO NOT CLICK "OTHER" or "NONE" because you do not know. "OTHER" needs to be explained in description if clicked or a fine can be imposed. 

Update Status of Property within 24 hours

  • If your property gets a signed offer - you need to notify the broker within 24 hours to change the status on the MLS.
  • Once your property is SOLD AND CLOSED you will need to contact the broker within 24 hours to close it out.
